Aliso Viejo, Calif. — Southern California-based Nelson Brothers Professional Real Estate, LLC has officially closed on The Continental Apartments, a student housing property with a location just one block from the Utah State University Campus. The Continental Apartments were built in 1950, 1967 and 1977 and comprise 40 units in total.

The property is ideally located just two blocks from the campus. Total enrollment at USU is 17,009 which is up 17% from 2005.

The Continental Apartments property was purchased for $5,650,000.

Continental consists of 192 beds and 40 total units. According to Brian Nelson, Principal and Co-Founder of Nelson Brothers Professional Real Estate, the property boasts superior location and significantly lower price point will help keep it well positioned in a stable market, especially if the university continues its path of steady enrollment growth.

The key will be to ensure that Continental provides greater value than the other older, lower priced apartments in the immediate area. Vital to this strategy will be implementing cost-effective ways to upgrade the property and add value to the students.
